I/We've looked round a property and I/we want to take it, what happens next?
You will need to inform us ASAP and make an appointment to come into the office and sign the tenancy agreements. Upon signing the tenancy agreement you will also need to give us the deposit and post dated rent cheques. What if I want to leave before the end of the tenancy agreement?
Legally you cannot do this. There is no provision to terminate the tenancy early. However, you can find a suitable replacement to take your place. If you are sharing you will need to gain permission from your housemates. We suggest advertising any vacancy on accommodationforstudents.com and facebook.
What is provided in the properties?
All bedrooms have a bed, desk & chair, wardrobe & chest and curtains or blinds as standard furniture. The lounge will have sofas and coffee tables. The kitchens have fridge/freezer, oven, washing machine as standard. For the individual spec on each property please contact us. Please note, bedding, cutlery and pots/pans are not provided.
Can I fix a lock to my bedroom door?
No, this is not allowed under any circumstances. It is important that you know and trust your housemates that you are going to be sharing with.
What kind of contract will I be signing?
You and your friends will be signing an Assured Shorthold Tenancy Agreement. The agreement is legally binding for the length of the tenancy (usually 12 months) and you should take care to read and understand it before signing. Please note that if more than one person is named as the tenant the responsibility for the rent is shared.
Who pays council tax?
Full time students are exempt from paying council tax.
I've rented a property from P.J.Properties when can I pick my keys up?
You will need to make an appointment to pick your keys up from our office during office hours, Mon-Fri 9.00am-5.00pm. If you can not make it to the office during these hours please contact us ASAP to make alternative arrangements.
Do I need a parking permit?
Both Broomhill and Crookesmoor are subject to parking schemes but Crookes is currently exempt. More detailed information is available from the Sheffield City Council website.
What happens if I want to leave before the end of the tenancy?
There is no legal provision to do so, however if you find a suitable replacement that has been agreed with your housemates we will re-do new contracts (this will be subject to a charge).
What day is the bin collected?
Please see www.veoliaenvironmentalservices.co.uk. It is vital that once the bin has been emptied you remove the bin from the curb and place it back onto the property.
Do I need contents insurance?
Yes, you will need to get your personal possessions insured. We can recommend Endsleigh Insurance (approved by the NUS). www.endsleigh.co.uk
Who pays utility bills?
You will be responsible for all utility bills (gas,water, electric & phone) and should take meter readings at the start of the tenancy and advise the utility companies of your details. It is crucial if you want to keep the phone line that you contact the current tenants before the end of the tenancy to try to ensure that the line does not get disconnected as B.T. may charge you a £125 re-connection charge. To avoid the hassle of shared bills we can recommend www.glide.uk.com who can supply all your gas, electricity, water, broadband, telephone line & tv licence. You will only pay your share of the bill as each housemate will have an individual bill.
What happens if a repair is required in my property?
You can contact us by e-mail at info@pjproperties.co.uk for all non urgent repairs or by phone 0114 2667666 for urgent & emergency repairs. We only use tried and trusted local contractors and we employ a full time handyman. Please note that for all fridge/freezer, washer/dryer and electric oven repairs you can contact our local contractor direct D.A.R.T on 0114 2661699.
In the event of an emergency outside of office hours, please look up a local contractor in the Yellow Pages and we will reimburse you. |
